Texas Real Estate Commission License Requirements

Salesperson's License Requirements
- At least 18 years old.
- 180 classroom hours of acceptable education.
- 90 of those hours must be "core real estate."
- 30 of these "core" hours must be in Principles (Fundamentals) of Real Estate.
- 30 of these "core" hours must be in the Law of Agency.
- 30 of these "core" hours must be in Law of Contracts (as of 1/1/98).
- 90 additional hours can be from college or additional core hours.
- A Texas resident.
- Have a sponsoring broker.
- Pay applicable fees.
- Pass the State Exam.
Salesperson's License Recertification
- 30 additional core hours for each annual renewal for the first three years of licensure. Salesperson's Annual Education (SAE). Beginning in year four, the licensee is required to complete 15 hours of Mandatory Continuing Education (MCE) per renewal.
Broker Licensee Requirement
- Have an active salesperson's license for 24 of the last 72 months.
- Out-of-state brokers can apply using their active broker's licensure.
- Complete 900 Hours of acceptable education.
- 180 of those hours must be "core real estate education."
- 720 hours can be acquired from college transcripts.
- Pay applicable fees and pass the State Exam.
Broker License Recertification
- To renew a broker's license the licensee must complete 15 hours of Mandatory Continuing Education (MCE).
Real Estate Inspector License Requirement
- Have a sponsoring Inspector.
- Complete 90 Hours in "Core Inspector Hours."

Texas Appraiser Licensing & Certification Board
Licensing Requirements for Certification in Appraisal
Certified General Real Estate Appraiser
- 165 classroom hours of acceptable appraisal related courses. (Certain core real estate classes will apply.)
- Of those 165 hours, a minimum of 15 hours in Uniform Standards of Professional Appraisal Practice.
- 2,000 hours of acceptable real estate appraisal experience within the last 24 months.
- Pass the certification exam.
- Pay applicable fees.
Certified Residential Real Estate Appraiser
- 120 classroom hours in acceptable real estate appraisal related courses. (Certain real estate core hours are acceptable.) 30 hours must be in appraisal fundamentals.
- Of those 120 hours, a minimum of 15 hours in Uniform Standards of Professional Appraisal Practice.
- 2,000 hours of acceptable real estate appraisal experience within the last 24 months.
- Pass the certification examination.
- Pay applicable fees.
State Licensed Real Estate Appraiser
- 75 classroom hours of acceptable real estate appraisal related courses, including a minimum of 15 hours in Uniform Standards of Professional Practice. 30 hours must be in appraisal fundamentals. (Certain core real estate classes will apply.)
- 2,000 hour of acceptable real estate appraisal experience.
- Pass the certification exam.
- Pay applicable fees.
Appraiser Trainee
- Must be sponsored by a certified appraiser.
- No education requirement.
